British Government Officials Plan to Accelerate Homebuying by One Month

Government officials are working to reduce the duration it takes to acquire a house by one month under fresh plans targeting improvements in the property purchasing system.

Shifting Costs from Buyers to Sellers

The national administration will also consult on plans to shift costs from buyers to sellers, including requiring vendors and real estate professionals to deliver to acquirers with vital information – such as the building's status and the magnitude of rental charges – in advance.

"Acquiring a house should be a dream, not a difficult experience. Our reforms will correct the defective procedure so hardworking people can focus on the following stage of their lives."

Economic Advantages for First-Time Buyers

The property ministry said the proposals were aimed to help "eliminate unpleasant shocks which result in late-stage failures", with calculations showing that initial property acquirers will save "£710 on average" when buying a home.

Review Procedure Across the United Kingdom

The examination system will encompass the entire of the UK – even though the procedure for purchasing a home varies substantially depending on which region the home is situated in.

  • Across England and Wales, there is no legal requirement to arrange an assessment of a property before you acquire it
  • In Scotland, however, the seller must provide a "property document" before they can put their property on the market

Mandatory Documents

The review procedure will also consider offering an alternative for acquirers and sellers to sign legally enforceable agreements "to prevent individuals walking away from arrangements after purchasers carefully invest lengthy timeframes in talks".

The authorities stated this will help halve the number of unsuccessful deals, so "important duration and funds aren't squandered, as well as prevent disappointment and anxiety for committed workers looking for the perfect home".

Regional Variations

Again, however, the procedures differ across the UK. A building transaction is legally enforceable in the English system once documents are swapped, which can need beyond six weeks. In Scotland specifically, this system usually functions much more speedily.

The program commenced when the authority was operated by former officials who pledged to streamline the home acquisition procedure earlier this year.
